Method of Removal, Relocation and Reinstatement for a Single Storey Residential Dwelling

1. Prior to Commencement of Works:

 a. Verify disconnection of services from the site:

  i. Electricity
  ii. Gas
  iii. Water
  iv. Telephone
  v. Pay TV etc.

 b. Receive copy of the Removal Permit and ensure a copy is displayed in accordance with Council regulations.

 c. Obtain an Asbestos Audit Report. A copy of report to be made available to all workers on the site.

 d. Clear site of all asbestos in accordance with the Australian Standard, the Victorian Health & Safety Acts, its Regulations and Associated Codes of Practice.

 e. Dismantle the roof structure and store materials for transport.

 f. Cut the house sections in accordance with the size requirements, width and height, of the relative Authorities that issue the Transit Permits.

 g. Load the house sections onto transport vehicles ensuring the load is adequately chained down and secured.

 h. Tarp the house sections to prevent water and wind damage during transport.

 i. Tape all windows to prevent damage and/or debris falling whilst in transit.

 j. Remove loaded house sections from site in an orderly and safe manner, ensuring road traffic safety at all times, move onto the road pavement to prevent any property damage.

 k. Assemble escort vehicles, secure oversize load signs on transport vehicles and ensure all warning lights are functioning.

 l. Process in accordance with VicRoads Permits.

 m. Obey all traffic safety requirements and directions from Police and Transport authorities.

 n. Ensure the site is left in a safe condition following the removal of the dwelling.


2. Transport House Sections to the new site:

 a. Obtain a copy of both Planning and Building Permits to ensure all local Council requirements can or will be met.


3. Upon Arrival of House Sections:

a. Position house in accordance with Planning and Building Permits.

b. Drill stump holes to depth as directed by Soil Test Report.

c. Clean out stump holes.

d. Request stump hole inspection from Building Inspector.

e. Upon approval of stump hole by Building Inspector, order concrete to enable stumping of the house.

f. Put concrete in stump holes and position stumps to a level and minimum height as directed by the Building Permit.

g. When concrete has “gone off’ lower house sections onto stumps, push house sections together and cleat floor joists and ceiling joists where they were cut to facilitate transport.

h. Replace rotten or damaged timber as required.

i. Re-erect roof structure.

j. Secure bearers to stumps.

k. Re-tarp house to protect from potential water damage.

l. Replace weatherboards that were removed prior to cutting house into sections.

m. Request stumping and sub frame inspection from Building Inspector. Confirm Building Inspector is happy with our work.

n. Clean interior of house and reinstate any items removed to facilitate transport of house, i.e. kitchen cupboards/appliances, skirting boards, architraves, doors and windows.

o. Ensure site is left in a safe situation.

p. Obtain final payment from the Owners as our work is now complete.


NB: Our standard contract does not include:

  • Supply or fitting of any roof material.
  • Any plumbing; including downpipes, gutters, septic tanks/sewer connection, or reinstatement of any internal water pipes.
  • Painting.
  • Internal tiling.
  • Replacement of any glass.
  • Reinstatement of any verandah floors or roof structure.
  • Rectification or reinstatement of any plaster.
  • Reinstatement of base boards, fascia boards, floorboards, eave linings, heating/cooling or cooking appliances, or any other items that may be required to obtain a Certificate of Occupancy.
